Glenlyon Business Park is located on 133 acres (53.8 hectares) of property bordering the Fraser River in Burnaby, B.C.. The site was acquired by Canada Lands Company from Canadian National Railway in 1995.

Glenlyon Business Park has quickly become the premier suburban office park in Western Canada. Situated in the Big Bend area of South Burnaby, the park is centrally located and completely surrounded by green space including parkland, the Fraser River and a municipal golf course.

Due to the property’s sensitive ecological location, Canada Lands Company went to great efforts in developing the site to ensure the exacting standards of potential business clients were met, while also respecting the need and process involved in protecting the environment and local ecosystem. After extensive consultations, Canada Lands Company, city officials and local environmentalists created a plan that has made Glenlyon one of the most attractive business locations in the country.

Landscaped medians and island features, numerous water elements such as ponds and creekways, curvilinear sidewalks, large set-backs from the roadway to the property line and an extensive path system all combine to create the park-like setting of Glenlyon.

Innovative development practices, an outstanding natural environment, contemporary architecture and many service offerings have put Glenlyon Business Park in a class of its own, earning leading industry awards and attracting high profile corporate clients.

When fully developed, Glenlyon Business Park will contain more than 2 million ft² (186,000 m²) of office and research space, representing an investment of more than $400 million worth and providing $9 million of direct tax revenue to the City of Burnaby.

Canada Lands Company committed to developing Glenlyon Business Park in a sustainable and controlled manner. This includes encouraging Leadership in Energy and Environmental Design (LEED) building designs wherever possible, adding abundant natural landscaping and native plant materials, along with enhancing the natural features that already exist at the site, such as Byrne Creek.

Glenlyon has attracted high profile companies such as Nokia, Ballard Power Systems, Future Shop/Best Buy and Ritchie Bros. to the park. When fully built out, Glenlyon will consist of over 2,000,000 ft2 of office, research and development space.
